Landlord Rent and Legal Protection Insurance
Our Landlord Rent and Legal Protection is a standalone policy which offers you all of the excellent benefits of our Landlord Legal Expenses Insurance but also includes protection against the loss of rental income. It includes rental protection for up to 12 months to help to protect your rental income should your tenant fail to pay you.
Major features of Rent Protection:
- Up to 12 months rent paid if your tenant defaults on their rental payments (but not the first month of non–payment). Rent will only be paid until vacant possession of your property is obtained
- Once vacant possession is obtained 75% of the monthly rent will be paid for up to two further months whilst you find a new tenant
Major features of Legal Expenses:
- Cover for legal expenses and rental income up to £60,000:
- to recover possession of your property if your tenant fails to vacate at the end of the tenancy
- to pursue the tenant for disputes about damage to your property
- for defence costs if action is being taken against you by your tenant
- to evict squatters from your property
- The minimum amount in dispute must be over £250 for Legal Expenses cover to apply
- The cost of your necessary alternative accommodation costs whilst trying to gain possession of the property up to £50 per day to a maximum of £1,500 for any single claim
- Access to a legal helpline for advice on tenancy related matters
